Banking on the premise that real estate gains value over the years, investment properties are strategic ways for investors to build wealth over time. Rental properties are a profitable solution, but only if investors have the time, patience and expertise to properly manage them. It may take years for investors to “cash” in on the investment, so it’s best to jump in with these tips in mind.

Rely Your Rental Properties’ Expertise
Rental properties are one area in which experience really does count. Make sure you invest in what you know about. Whether it’s vacation homes, single-family homes, apartment buildings or commercial properties, in-depth knowledge will play a big part in your success. You’ll need knowledge and expertise to know how and when to sell the property at the highest return.

Decide On Options
You’ve just bought income properties. Now what? You can hold on your investment and wait until property values rise or you can sell the property. Depending upon the economic conditions and the cost of the property, it may be a wise decision to wait. Why? The cost of investment properties have plummeted; good news for real estate investors who can buy at rock bottom prices. But because you’re buying in at the low end for the market, it means that you may have to wait longer to recoup your investment.

Meanwhile, you can bank on the rents as regular income while waiting on the market to return or make renovations or sell the property at a higher price.

Location, Location, Location
Where your property is located is always an important part of any real estate transaction, but especially with investment properties. If you plan to hold your property for an extended period of time, the location is critical. No one has a crystal ball to predict neighborhood property values, but there are a number of things you can consider when trying to determine if suitable locations for your investment.

Things such as jobs and schools do matter. Employers and investors prefer to invest in areas with good schools. You’ll need to determine if the area you’re investing in will be a good choice over the long term. You should check with local municipal departments about planned investments. Also, properties near schools, hospitals, banks, transportation and shopping are always highly valued. You should always look to the future as a barometer of development. High growth areas = higher rents, more demand and a higher return on investment for rental properties.
